Our client, a real estate company, is looking for a Property Controller to manage its accounting and reporting procedures for assigned properties and related ownership entitles. <br />
<br />
JOB RESPONSIBILITIES: <br />
Act as liaison between Finance and other departments, extensive interaction with US Tax Department, Property Management, Fund Accounting and Property Director. <br />
<br />
Establishes full understanding of all partnership, management agreements, and loan agreements, ensuring full compliance with all loan documentation and that financial statements accurately reflect the terms of such agreement. <br />
<br />
Work with tax department and tax firms to ensure all tax regulations (eg. UNICAP, 704B, etc.) are recorded appropriately in tax basis financial statements. <br />
<br />
Liaise with the Regional Financial Director to obtain updates on the status of the project/property that may impact preparation of books and records. <br />
<br />
Review accruals prepared by Building Management Office to determine proper accounting standards are followed. <br />
<br />
Prepare Monthly Reports (capital availability, capital expenditure). <br />
<br />
Prepare monthly workpapers for accrual and US GAAP based books and records including the review of accruals, rollfoward of fixed assets, etc. <br />
<br />
Review management fees. <br />
<br />
Review and evaluate current and future cash requirements. <br />
<br />
Review bank reconciliations prepared by a third party. <br />
<br />
Review MRI lease profiles and retroactive billing adjustments. <br />
<br />
Prepare check request for legal, accounting and tax services. <br />
<br />
Review and voucher corporate allocations and supervision and coordination fees due Manager. <br />
<br />
Prepare workpapers for accrual and US GAAP and/or US Tax based books and records including the review of accruals, rollforward of fixed assets, calculation of straightlined rents, etc. <br />
<br />
Provide appropriate information to Building <br />
<br />
Management Office to complete the quarterly re-forecast against the original budget. <br />
<br />
Prepare/review quarterly US GAAP (or US tax if necessary) financial statements for investors and lender requirements. <br />
<br />
Use re-forecast information prepared by <br />
Property Management to complete US GAAP projections to the Fund accounting group and when necessary, tax projections through associates' level for the tax group. <br />
<br />
Prepare quarterly compliance testing as requested by fund level debt institutions. <br />
<br />
Update FAS13 and FAS141 schedules, where applicable, in conjunction with quarterly workpapers and financial reporting. <br />
<br />
Prepare quarterly distributions to owners. <br />
<br />
Review and voucher monthly sales and use tax returns where applicable. <br />
<br />
REQUIREMENTS: <br />
5 years experience in ( real estate) public accounting and/or real estate accounting. <br />
Auditing experience with emphasis on Real Estate a plus. <br />
CPA a plus, not a requirement. <br />
Bachelors degree in Accounting. <br />
MRI fluency a plus. <br />
Good Excel skills. <br />
